Property Managers have a big job with many responsibilities.

Property managers are hired to maintain property rentals by advertising and filling vacancies; negotiating and enforcing leases while maintaining and securing the community.



The Nitty Gritty of the Job Duties:

Establish rental rate by surveying local rental rates

Calculating overhead costs

Attract tenants by advertising vacancies

Obtain referrals from current residents

Explain advantages of location, services and touring the apartments

Reviewing the lease with with residents

Collecting security deposit and fees

Collecting rents

Paying bills

Forecasting and preparing an annual budget

Scheduling expenditures

Analyzing variances and plan to correct

Investigate and resolve resident complaints

Practice fair housing

inspect vacant units and have team complete the repairs

Plann any renovations

Contract landscaping and seasonal services

Maintains building systems and supervise repairs

Secure property by contracting with security patrol service or courtesy officer

Install and maintaining security devices

Establish and enforcing precautionary policies and procedures

Respond to emergencies

Prepare monthly reports by collecting, analyzing, and summarizing data and trends.

Participate in educational opportunities

Read professional publications

Maintaining personal networks

Participating in professional organizations

Exploring opportunities to add value to the community

Motivate the team

Meet leasing and renewal goals

Professional demeanor

Good communications, written and oral and great listening skills
